Contract Upholstery in Bangkok: Commercial Seating Built for Daily Use

Search for “upholstery Bangkok” and most results are workshops that re-cover a single sofa. That is a different trade from contract upholstery: manufacturing new upholstered seating, in quantity, for commercial spaces where it will be used all day by the public.

Factory Source Thailand is a contract upholstery manufacturer. We do not re-cover individual household furniture; we build new sofas, lounge chairs, ottomans, banquette-style and modular seating for hotels, restaurants and cafés, offices, co-working spaces, retail and property developers.

What makes upholstery “contract grade”

There is no single legal definition, but in practice four things separate commercial seating from residential:

  • Foam density. We specify high-resilience foam in the 40–55 kg/m³ range for commercial seats. Lower-density foam feels similar on day one and sags within months under constant use.
  • Fabric abrasion and cleanability. Contract fabrics carry a stated rub-test rating and are chosen for cleaning in place. See choosing commercial upholstery fabric.
  • Frame construction. Kiln-dried hardwood or engineered timber, joined to take repeated, uneven loads — people perch on arms in a lobby.
  • Serviceability. Removable or replaceable covers and documented specifications, so a damaged piece can be repaired or matched years later.

Volume is a different skill

Making one good chair is craft. Making sixty identical ones is process. At volume, small variations in fabric tension, foam density or stitching repeat across a whole room. Our controls are simple and written down: one fabric dye lot per order, one foam specification per run, frames built to a jig in our own workshop, and units measured against the approved sample during production.

Examples: 60 lounge chairs and 30 ottomans for a Chiang Mai boutique hotel, and a 12-module serpentine lobby system for a Bangkok hotel.

How a contract order runs

  • Brief: drawings or references, quantities, fabric, site and deadline
  • Quotation with lead time and specification
  • Physical sample for approval
  • Production, QC against the sample, labelled packing
  • Delivery to site in Bangkok, elsewhere in Thailand, or crated for export

Minimum order is 10 pieces per style; lead time is typically 8–12 weeks from sample approval, depending on volume and fabric sourcing.

Do you re-upholster existing furniture?

Not for single residential pieces. For hotels and commercial clients whose original pieces we manufactured, replacement covers and repairs are matched from the specification on file.

What is your minimum order for contract seating?

Where are you located?

Our showroom is in Wang Thonglang, Bangkok; the factory is in Samut Prakan, next to Bangkok. Visits to either are by appointment.
