Developer Show Flat — Full Package

Show flat furniture has one job: make buyers feel that they want to live there. Every piece was specified for visual appeal at the target buyer's price point — premium-feeling without being intimidating.

We supplied identical upholstery packages for all four units to enable quick restaging between viewing groups. Pieces were selected for resilience under high-traffic conditions — show flats receive hundreds of visitors per week.

All pieces were delivered and installed within the agreed 6-week schedule, coordinated with the developer's fit-out contractor.

A show flat deadline is not moveable — the sales gallery opens on a date that has already been advertised — so production was scheduled backwards from installation rather than forwards from the order. Fabric was reserved before the design was finalised, because fabric sourcing, not upholstery, is what usually puts a schedule at risk.

Supplying all four units to one specification also made restaging cheap. A damaged or worn piece is swapped from another unit rather than re-ordered against a lead time, and when the show flats are eventually decommissioned the pieces are consistent enough to be resold or redeployed as a set rather than as five years of mismatched furniture.
